These Terms of Service ("Terms") govern your access to and use of the Kairos Real Estate Systems platform ("Platform"), operated by Martinez Family Partners LLC ("Kairos," "we," "us," or "our"), a Florida limited liability company doing business as Kairos Real Estate Systems. By accessing or using the Platform, you agree to be bound by these Terms.
By creating an account, subscribing to a plan, or otherwise accessing or using the Platform, you acknowledge that you have read, understood, and agree to be bound by these Terms. If you do not agree, you must not use the Platform. We may update these Terms from time to time, and your continued use after such changes constitutes acceptance of the revised Terms.
Kairos Real Estate Systems is a real estate deal intelligence platform that provides property screening, deal sourcing, and feasibility reporting for parcels located in Miami-Dade County, Florida. The Platform queries nine official government data sources on your behalf and returns structured findings to help you evaluate real estate opportunities.
Available features vary by subscription tier and may include parcel screening with red/yellow/green verdicts, deal sourcing filters, watchlist monitoring, PDF report exports, and feasibility analysis.
Kairos is not a licensed appraiser, real estate broker, attorney, surveyor, engineer, or financial advisor. All findings, scores, verdicts, and reports generated by the Platform are for informational purposes only and do not constitute legal, financial, tax, or investment advice.
You must independently verify all findings with appropriately licensed professionals before making any real estate, financial, or legal decisions. Kairos is not liable for any decisions made, or actions taken, based on information provided through the Platform.

Kairos offers multiple subscription tiers, each with different feature access and usage limits. Subscriptions are billed monthly through our payment processor, Stripe. By subscribing, you authorize Stripe to charge your selected payment method on a recurring monthly basis until you cancel.
You may cancel your subscription at any time through your account settings. Cancellation takes effect at the end of your current billing period — you will retain access to your paid features until then. We do not offer prorated refunds for partial billing periods.
The Platform, including its design, code, data aggregation methods, screening algorithms, and branding, is the intellectual property of Martinez Family Partners LLC. You may not copy, modify, distribute, or reverse-engineer any part of the Platform without our written consent.
You retain full ownership of any data you create or upload to the Platform, including your watchlist selections, search history, and any notes or configurations associated with your account.
To the maximum extent permitted by applicable law, Kairos and its owners, officers, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Platform, including but not limited to loss of profits, loss of data, or loss of business opportunities.
In no event shall our total aggregate liability exceed the amount you have paid to Kairos in the twelve (12) months immediately preceding the event giving rise to the claim.
Either party may terminate this agreement at any time. You may terminate by canceling your subscription and ceasing use of the Platform. We may terminate or suspend your account if you violate these Terms or engage in conduct that we reasonably believe is harmful to the Platform or other users.
Upon termination, your account data will be retained for thirty (30) days to allow for data export requests. After this period, your data will be permanently deleted from our systems.
These Terms shall be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law provisions. Any disputes arising under these Terms shall be resolved exclusively in the state or federal courts located in Miami-Dade County, Florida.
We reserve the right to modify these Terms at any time. When we make material changes, we will notify you via the email address associated with your account at least fourteen (14) days before the changes take effect. Your continued use of the Platform after the effective date constitutes acceptance of the updated Terms.
